Property insurance risks in New York
The Empire State’s property insurance climate is unique. With more than 20 million people and a large stock of buildings that are at least a century old, there’s a lot to insure. On the climate front, the state faces multiple property challenges.
Hurricane remnants usually do not carry the direct force of their origin storms. Although they tend to lack gale-force winds, these storms retain high volumes of moisture and can result in catastrophic flooding in subways and low-lying areas.
Nor’easter storms strike between fall and spring, resulting in power outages, flooding and rapid snow accumulation.
Coastal regions of New York generally experiencing moderate winter temperatures, but no region of the state is immune to freezing and bursting pipes. In general, inland communities face more frigid temperatures and higher risks than the New York City area.
Even though snow may not last long in coastal New York, wet and heavy accumulation can occur rapidly, resulting in roof compromise or collapse. In addition, these conditions can lead to ice dams, which drive moisture inside facilities. In Upstate New York, several feet of snow can accumulate in a day, exacerbating the strain on roofing.
New York’s building codes are considered strict. When a property needs repaired, often the entire structure must be upgraded to current codes.
High real estate and construction prices can make rebuilding and repairing a costly proposition.
Liability insurance risks
New York ministries and faith-based organizations face liability risks similar to their counterparts in other states. General liability (often called “slip-and-fall”) insurance is the first line of defense. But other coverages, including sexual misconduct, cyber security, employment practices, and embezzlement, are recommended.
