Property insurance risks in Tennessee
Tennessee sits in a zone of active weather, including tornadoes, hail and high winds. While tornadic damage can be catastrophic, hail and windstorms often impact roofs and outdoor equipment. Seasonal storms can swell rivers and tributaries, leading to flood damage. Tennessee generally experiences a mild climate, but ice storms are a threat. A 2026, a storm dumped more than a half inch of ice across Middle Tennessee, blacking out 315,000 customers and causing widespread property damage. Snowfall occurs statewide, but its prevalence varies dramatically. Low-lying areas receive minimal snow, while areas of the Appalachian region can receive 80 or more inches annually. Tennessee’s diverse geography also influences weather. All of the state experiences freezing temperatures, but their duration and range vary by location. Cold snaps can result in frozen pipes, which burst and cause significant interior damage. Western Tennessee, including Memphis, is threatened by the nearby New Madrid Seismic Zone, which experiences hundreds of mini-quakes annually. While these are often only detectable with seismic instruments, the fault has erupted catastrophically two times in the last two centuries.
